Why Princess Beatrice lives in 'most senior palace' alongside Princess Anne

Like many members of the royal family, Princess Beatrice splits her time between multiple different homes, one of which acts as her base in London.

Since attending Goldsmiths University, Sarah Ferguson and Andrew Mountbatten-Windsor's daughter has access to an apartment inside St James's Palace. Built by King Henry VIII in the 1530s, it is considered to be the most senior royal palace in the United Kingdom, despite the fact that Buckingham Palace has traditionally been the monarch's primary residence, and where King Charles reportedly plans to move in 2027.

Throughout its 500-year royal history, it has played host to key events, including Mary Tudor signing the treaty surrendering Calais in 1558, Queen Victoria's wedding to Prince Albert in 1840, and King Charles III being proclaimed King in 2022.

The prestigious property, which is the formal seat of the Royal Court, has been kept fiercely private from the public until 2025, when the Royal Collection Trust began offering exclusive guided tours. They include access to the Chapel Royal, where the Prince and Princess of Wales' sons Prince George and Prince Louis were christened.

Other no-access areas include the private residences of royals such as Princess Beatrice, when she's not at her Cotswolds property, and Princess Anne, when she's not at her primary home, Gatcombe Park.

The former shared her four-bedroom apartment with her younger sister Princess Eugenie until 2017, when Eugenie moved to Ivy Cottage on the Kensington Palace estate with her then-fiancé Jack Brooksbank.

The sisters reportedly lived there rent-free, but in 2012, it was decided that they would be required to pay for their living quarters. Their father, Andrew, footed the bill of approximately £20,000 per year, which was well below the market rate.

HELLO!'s Royal Editor Emily Nash noted that this matters because the properties are managed by the Crown Estate. The net profits are surrendered to the Treasury each year, and in return, the monarchy receives the Sovereign Grant, which is calculated as a percentage of those net profits. 

The wider issue of lease arrangements for properties within the Crown Estate is being addressed in an inquiry by the Government's Public Accounts Committee.

Interior design

Currently, Beatrice lives in St James's with her husband Edoardo Mapelli Mozzi and their two children Sienna and Athena, while Edoardo's 10-year-old son Wolfie resides with his mother Dara Huang nearby.

While fans have had very few glimpses inside the home, she filmed a video call in a neutral-hued room with a holiday photo in the background, which some assumed was taken during their engagement trip to Italy in 2019.

Edoardo is an interior designer, and he previously opened up about how his company Banda transforms city abodes into tranquil spaces.

"We strive to create spaces that express calm and offer a serene respite, especially working within some of the world’s most hectic cities and capitals," Edoardo wrote. "The Banda look takes the slightly rustic edges you find in a country home and reimagines them into a luxe yet liveable urban space. 

"We believe a home should be a sanctuary, meticulously curated to balance beauty and functionality. Our philosophy centres on crafting environments that inspire tranquility while also embracing the vibrancy of their surrounding context," he said.

The couple are thought to still use their London home for school commitments. While discussing his £42 million design project in Belgravia with The Times, the publication noted: "He says he will see the site often when he walks his youngest to school from their grace-and-favour apartment in St James’s Palace and then proceeds to his design studio on the King’s Road." 

When they want to escape the capital, Beatrice and Edoardo can retreat to the Cotswolds, where they have a converted farmhouse said to be worth £3 million. Features include a swimming pool, tennis courts and multiple bedrooms, while the family enjoy exploring the surrounding countryside.

Beatrice's friend and nutritionist, Gabriela Peacock, was discussing her plans to move more permanently to the Cotswolds with Best Quality Designer Handbag when she revealed she loves to catch up with the royals. 

"We see Bea and Edo all the time, which is super nice," she says. "It’s easier to move out of London when you have some of your besties moving with you. I’m looking forward to it because, as well as everything else, It's really important to de-stress and be happy and content with what you do."
