Kylie Jenner has listed her primary residence in Hidden Hills for $20.25 million, just three months after putting her $48 million Holmby Hills mansion on the market. The makeup mogul first acquired the 13,200-square-foot Hidden Hills abode back in 2016 for $12.05 million.
The star's Holmby Hills dwelling, which she listed for sale in December, features 12-foot walls for security, seven bedrooms, two guesthouses, a pool and a home cinema. She bought the house in 2020 for $36.5 million.
Charlie Lankston, Realtor.com's Executive Editor and resident expert on celebrity real estate, exclusively spoke to us about Kylie's recent move and why she's choosing to reshuffle her property portfolio now.
"For ultra-high-net-worth individuals, portfolio reshuffling is usually driven by someone’s evolving lifestyle rather than market timing," she shared. "In Kylie's case, the move is likely motivated by the fact that she has nearly completed work on a custom mansion in the same neighborhood – one that she has designed to suit her every need. "
Kylie purchased a sprawling plot of land in Hidden Hills for $15 million in 2020, and has spent over five years renovating the estate. As per the planning applications, the home with boast 18,000 square feet and feature a 12-car garage, a guesthouse, a sport court, a security office, and a swimming pool.
Reason behind Kylie's big move
Charlie shared that Kylie's decision to list two of her homes at the same time suggests a significant change in her personal life. "When multiple properties hit the market at once, it usually signals a transition. In Kylie's case, she’s selling both her longtime Hidden Hills mansion and her Holmby Hills megamansion as she moves into a newly completed, custom-built Hidden Hills compound," she said.
"The new home offers more space, privacy, and flexibility for raising her family and entertaining. The timing could also suggest her next chapter with partner Timothée Chalamet, whom she’s been seeing since early 2023 – potentially even combining households, though that remains speculation."
Renovations
Prior to listing the $20.8 million Hidden Hills enclave, Kylie undertook extensive refurbishments to ensure the property was in pristine condition. The abode is now "designed for both everyday living and grand-scale entertaining," according to the listing by Josh Altman, of Douglas Elliman. "The light-filled residence was designed for seamless indoor-outdoor living, featuring a spectacular open floor plan," reads the description.
"Many celebrities will choose to stage their home before they list it for sale, in order to prevent fans from getting too intimate a glimpse at their life inside their most private spaces. This appears to have been the case with Kylie, whose property listings feature almost no personal items – while the decor has been kept very neutral, which allows buyers to see the home as more of a blank canvas that they can put their own stamp on," explained Charlie.
She continued: "While buying an A-lister’s home might appeal to some buyers, for many, it doesn’t factor into their decision to put an offer on a property. Instead, they’re focused more on what the home is, rather than who owns it. But of course, Kylie’s homes still bear many of the hallmarks of a classic celebrity dwelling: top-of-the-line appliances, sizable backyards, resort-style amenities, and impeccable craftsmanship."
Next steps
As for where Kylie is headed for next, it seems her new custom-built Hidden Hills compound will serve as her primary residence as the "18,000-square-foot home will offer more privacy and space for her family". "It also gives her full control over design, layout, and security—things that are much harder to achieve in an existing home," added Charlie.
